Al Qasimia is central Sharjah: dense, entirely apartments, and busy in a way that shapes a move more than the distance ever does. There are no villas in this district. Whatever you are moving, it is coming out of a flat, down a lift or a stairwell, and out to a street that already has other people’s cars on it.

The useful thing to know is that Al Qasimia is not one place. It is two neighbourhoods with different building stock, and which one you live in changes the plan.

Alsatee Movers quotes Al Qasimia by building, not by area. We have been moving homes across Sharjah since 2020, with our own crew and our own trucks.

Al Qasimia is two neighbourhoods, not one

The district splits into Al Nud and Al Mahatah, and they are not interchangeable for a mover.

Al Nud sits just off King Faisal Street and borders Al Majaz 1. The stock is mid-rise apartment buildings, and the better ones come with multiple high-speed lifts and basement car parking. Units run from studios through one and two-bedrooms, with a limited supply of three-bedrooms. Where a building here has a basement and more than one lift, the move is usually straightforward, and the constraint becomes the basement height rather than the queue for the lift.

Al Mahatah is a mixed residential and commercial suburb, and its building stock is genuinely varied: low-rise, mid-rise and high-rise all sit on the same streets. Some buildings have covered parking for tenants and round-the-clock security; others are older and do not. Studios up to three-bedrooms, with three-beds in short supply. This is where it matters most that we see the building before quoting, because two addresses a street apart can be different jobs.

So when you ask for a quote, the building name is worth more to us than the area name. Tell us that and the floor, and we can plan properly instead of averaging.

The building decides the move, not the flat size

A two-bedroom on the second floor of a low-rise with covered parking and a two-bedroom on the ninth floor of an older block with one entrance onto a busy street are the same flat and completely different days of work.

What we establish before quoting:

  • How many lifts, and whether one is a service lift. Several Al Qasimia buildings run multiple lifts; some run one. That single fact changes the crew size and the hours.
  • Whether there is basement or covered parking, and if so the height clearance, because a bar lower than our vehicle means a smaller truck or two trips.
  • Where the truck stands if there is no basement. In central Sharjah that is usually the street or a service lane, which means the vehicle cannot sit indefinitely and the carry is longer.
  • Which floor, and whether large items will pass the lift door. A double wardrobe, a corner sofa or a king mattress does not always fit. Where it will not, it comes apart in the flat rather than being forced into a stairwell.
  • What building management wants before a crew comes in: notice, a name on a list with the watchman, permitted hours.

Residents here actually rate parking in Al Qasimia fairly well, better than in many Sharjah districts, and several buildings offer free or covered tenant parking. What they rate poorly is peace and quiet. That is the honest summary of the area: finding somewhere to put a truck is usually solvable, but you are doing it on busy central streets.

Timing around a busy central district

Al Qasimia is wrapped by King Faisal Street, Al Ittihad Road and the Corniche, and it sits beside Mega Mall in neighbouring Abu Shagara and close to Sahara Centre. King Faisal Mosque, one of the largest in the country, is right here.

Practically, that means a few windows are worth avoiding:

  • Friday midday around the mosque, when traffic and parking near it are at their worst
  • Evenings near the malls, when the retail traffic peaks
  • Morning and evening on Al Ittihad Road, when Dubai-bound commuter traffic clogs the central roads
  • School drop-off and pick-up, because this is a family district with schools and nurseries in it

We build the schedule around these rather than colliding with them. For most Al Qasimia flats, an early start is the single biggest time-saver available.

What we handle in Al Qasimia

  • Apartment moves, from studios to one, two and three-bedroom units
  • Single-room, bedspace and part-load moves
  • Moves between floors in the same building
  • Office, clinic, shop and showroom moves, including ground-floor commercial units
  • Professional packing and unpacking, with materials supplied
  • Furniture dismantling and reassembly, including beds, wardrobes, dining sets and office desks
  • Appliance disconnection, transport and reconnection
  • Curtain, TV bracket and mirror removal and refitting
  • Moves between Al Qasimia and Dubai, Ajman, Abu Dhabi and the rest of the emirates
  • Short-term storage when your tenancy dates do not line up

How an Al Qasimia move runs

1. Survey and quote. Tell us the building, the floor and roughly what is going. For a two-bedroom and above, a survey, in person or over video, replaces guesswork with a figure you can hold us to.

2. Building check. Lifts, parking or street loading, basement height if that is the route, what notice management wants, and which hours a move can run in.

3. Packing. Boxes, bubble wrap, stretch film and corner protection, packed room by room and labelled by destination room. Fragile items and electronics packed separately.

4. Dismantling. Beds, wardrobes, dining tables and office furniture come apart where needed. Fittings are bagged and taped to the piece they belong to.

5. Protection on the route. Lift, corridor walls, stairwell and lobby floor get covered before the load starts moving.

6. Loading and transport. Padded and secured, then out via King Faisal Street, Al Ittihad Road or the Corniche depending on where you are going and what time it is.

7. Unloading, reassembly and placement. Furniture goes back together and into the room you want it in. Boxes land in the right rooms because they were labelled that way.

8. Clearance. Packing material and debris removed, unless you are keeping the boxes.

Before moving day: the building and SEWA checklist

Most delays in a central Sharjah move are an approval or a utility, not a truck. Worth having ready:

  • Building notice or approval, submitted rather than promised
  • The lift arrangement, if your building books or reserves one
  • The permitted hours, so the plan is built around them
  • The loading point, whether covered parking, basement or street, and the basement height if that is the route
  • Lift door measurements, if you own a large wardrobe, corner sofa or king mattress
  • Access at the other end, the same list again
  • Your SEWA clearance

SEWA clearance, and why it comes before the move. When you open a SEWA account at your next Sharjah address, the documents required include your last clearance certificate from the property you are leaving, along with a tenancy contract attested by Sharjah Municipality and a copy of your ID. That is listed on the UAE Government portal. So it is not paperwork for afterwards, because the new connection depends on it.

On how the closure is actually started, the available sources disagree and we would rather say so than invent a process. SEWA announced in 2023 that account closure begins automatically once the No Objection Certificate for vacating has been issued by Sharjah City Municipality, with the deposit returned to your IBAN and no separate application needed. Several property guides still describe submitting a move-out or disconnection request through the SEWA portal or app with documents attached. The detailed move-out procedure sits behind the logged-in SEWA portal and is not published publicly.

What is safe to act on: start it before moving week, not after, because your next address waits on it. We are movers, not your utility agent. We will not file it for you, but we raise it at the survey so it is not a surprise.

What changes the price

We do not publish a flat rate for Al Qasimia, because in a district with this much variation in building stock a flat rate would be wrong for most people reading it. What actually moves the number:

  • Volume, how much is going, the largest single factor
  • Apartment size, because a studio and a three-bedroom are different jobs
  • Floor, and lifts, how many lifts the building has and whether one is usable for a move
  • Stairs, where large items have to be carried down rather than taken in a lift
  • Parking and carry distance, whether covered parking, basement or street loading
  • Vehicle access, whether a basement height limit forces a smaller vehicle and a second trip
  • Building rules, because restricted hours or a fixed window change the crew size
  • Packing, whether full packing by our team, partial, or you pack and we move
  • Dismantling and reassembly, and how many items need taking apart
  • Distance, within Al Qasimia, across Sharjah, or to another emirate
  • Timing, including month-end, weekends and the peak traffic windows above
  • Storage, whether anything needs holding between two dates

Give us those details and you get a real quote. We would rather tell you the actual figure than advertise a low one and change it on the day.

Moving between Al Qasimia and Dubai

Al Qasimia is roughly half an hour’s drive from Dubai outside peak traffic, with Al Ittihad Road the main route. It is one of the most common runs we handle from central Sharjah, in both directions.

The timing is the whole game. Al Ittihad Road carries heavy commuter traffic morning and evening, and a load that leaves Al Qasimia late ends up sitting in it. Loading early and crossing before the peak is usually the difference between a one-day move and an awkward one.

Dubai communities also require their own move permit, separate from anything your Sharjah building asks for. We cover that on our movers in Dubai page and check your destination building at quoting stage.

Same-building moves, single rooms and bedspaces

Plenty of Al Qasimia moves are small: one room, a few pieces, a bedspace, or a flat on a different floor of the same building. These are routine for us and they get sized properly, meaning a smaller crew and a smaller vehicle rather than a full villa team you do not need.

What they still need is the access planning. A same-building move still ties up the lift, still needs the corridor protected, and still needs building management to know it is happening. The short ones go wrong when people assume none of that applies.

Storage between two tenancy dates

Tenancy dates in Sharjah rarely line up neatly. If yours leave a gap, your furniture does not have to sit in a corridor or go back to the old flat.

We hold it in secure storage for a few days or for months, and the same crew that packed it delivers and reassembles it when your new place is ready. It is booked as one job rather than two separate moves.

Nearby areas we also cover

Al Qasimia borders Al Majaz to the south-east, with Abu Shagara, Rolla, Bu Daniq, Al Manakh, Al Soor, Al Musalla, Al Ghuwair and Halwan around it, and Al Nahda a short drive away. We work across all of them. See movers in Sharjah for the full picture.

Al Qasimia moving questions

Which part of Al Qasimia are you asking about?

The district splits into Al Nud and Al Mahatah. Al Nud is mid-rise, often with multiple lifts and basement parking. Al Mahatah mixes low, mid and high-rise on the same streets. Telling us the building rather than the area is what lets us quote accurately.

My building has more than one lift. Does that make it cheaper?

It usually makes it faster, which is a large part of what you are paying for. A building with a lift we can use for the move, rather than one shared with every resident, cuts hours off the day and sometimes a person off the crew.

What if large items will not fit in the lift?

They come apart in the flat and go back together at the other end. We measure the piece against the lift door before the truck is loaded, so it is decided in advance rather than on the landing. Where something genuinely has to go down the stairs, we plan the crew for it instead of discovering it on the day.

Where will the truck park?

It depends on the building. Several Al Qasimia buildings have covered or basement parking for tenants, and residents here rate parking better than in most Sharjah districts. Where there is no bay, the truck stands on the street or a service lane, which means a longer carry and a tighter window. We confirm it before the day.

Do I need SEWA clearance before I move out?

Your new SEWA account will need the last clearance certificate from your old property, which is a listed requirement on the UAE Government portal. Start it before moving week, because the new connection waits on it. The exact closure route is not published publicly, so check your own SEWA account rather than relying on a mover’s description of it.

Do you move offices and shops in Al Qasimia?

Yes, including ground-floor commercial units and offices inside residential buildings. Commercial moves are usually scheduled outside trading hours so the business loses as little time as possible.

Do you move a single room or a bedspace?

Yes. Single-room and part-load moves are common here and get a crew and vehicle sized to the job.

Do you dismantle and reassemble furniture?

Yes, as part of the plan rather than a surprise charge. Beds, wardrobes, dining sets and office furniture come apart and go back together, with fittings bagged and kept with the item.

What time of day is best for a move here?

Early. Al Ittihad Road fills with Dubai-bound traffic morning and evening, the area around King Faisal Mosque is busiest at Friday midday, and the roads near the malls clog in the evening. An early start avoids most of it.

Do you move between Al Qasimia and Dubai?

Regularly. It is about half an hour outside peak traffic. Timing matters more than distance, so we load early and make the run before the road fills.

How far ahead should I book?

A few days is often workable for a studio or one-bedroom. For a larger flat, or anything at month-end, give yourself more room, because month-end is the busiest period across Sharjah.

Do you protect the lift, stairs and corridors?

Yes, before the load starts moving. It protects your deposit as much as it protects the building.
