Al Majaz is a tower district, and that changes the job
In most of Sharjah, you can plan a move around the size of the load. In Al Majaz you plan it around the building.
Apartments here run from studios up to four-bedroom units, with the larger ones reaching several thousand square feet. The same tower can hold a studio on one floor and a four-bedroom on another, so two moves at the same address can be completely different jobs. What they share is the route out: a lift, a corridor, a lobby, and a loading point that is rarely the front door.
Three things decide an Al Majaz move before the first box is packed:
The service lift. Most towers have one goods or service lift, separate from the passenger lifts, and it normally has to be booked. If it is already taken by another move, a delivery or maintenance, your slot moves. Booking it is part of what we arrange, not something to discover on the morning.
Building permission. Tower management in Sharjah normally wants notice before a move, and some buildings set the hours a move can run in — often avoiding early mornings, late evenings and Fridays. We ask which rules apply to your building at quoting stage, because they change the schedule more than anything else does.
Where the truck stands. Buhaira Corniche is a waterfront road, not a loading street. Most towers load from a side road, a service entrance or a basement, and basements have height limits that decide which vehicle we can bring. Al Majaz 1, Al Majaz 2 and Al Majaz 3
Al Majaz is divided into three sub-communities, and they are not interchangeable.
Al Majaz 1 sits closest to the Al Qasba end, with a mix of residential towers and commercial space at street level. Moves here often share access with shops and offices, which affects when a truck can stand.
Al Majaz 2 is the most popular of the three with renters, which means it is also where most of the turnover is. More moves in the same towers means service lifts are in heavier demand, and it is the part of Al Majaz where booking early matters most.
Al Majaz 3 runs towards the wider Buhaira Corniche stretch, with towers overlooking Khalid Lagoon and the Al Majaz Waterfront area.

5. Protection on the route. In a tower the lift, the corridor walls and the lobby floor are part of the job. Padding goes on before the load starts moving, because a damaged lift lobby is the building’s problem and then it is yours.
6. Loading and transport. Padded and secured in the truck, then out via Buhaira Corniche or the service road, depending on where you are.
7. Unloading, reassembly and placement. Furniture goes back together and into the room you want it in. Boxes land in the right rooms because they were labelled that way.
8. Clearance. Packing material and debris removed, unless you are keeping boxes.
What changes the price
We do not publish a flat rate for Al Majaz. In a tower district a flat rate is close to meaningless, because two moves of identical size can take very different amounts of time. These are the things that actually move the number:
- Volume — how much is going, the largest single factor
- Apartment size — a studio and a four-bedroom are different jobs, even in the same tower
- Floor and lift — whether a service lift is available, and whether it has to be shared or booked around other users
- Building rules — restricted hours, or a move that has to run in a fixed window, changes the crew size we send
- Carry distance — the walk from the lift to wherever the truck can legally stand

- Packing — full packing by our team, partial packing, or you pack and we move

Moving inside Al Majaz, or between two Al Majaz towers
A good share of Al Majaz moves never leave the area. Al Majaz 2 in particular has a lot of rental turnover, so people move from one tower to another a few streets away, or from one floor to another inside the same building.
These look like the easiest moves and are often the most mishandled. The distance is nothing, so the temptation is to treat it casually — carry things over in loads, skip the packing, skip the protection. In a tower that goes wrong quickly: two lift bookings instead of one, two sets of building notice, and furniture carried unwrapped through a corridor that someone will inspect afterwards.
We treat a same-area move the same way as a long one. Everything gets packed and protected, both buildings get arranged, and the two lift windows get lined up so the load is not sitting in a lobby waiting. Where it is one building and one lift, we plan the sequence so the lift is held for as short a time as the building will allow.
What to sort out before moving day
Most of the delay in a tower move comes from something that could have been settled a week earlier. Worth having ready:
- The lift booking — confirmed, with the date and the time window in writing if your building issues one
- Building notice — whatever form or approval your management asks for, submitted rather than promised
- The permitted hours — so the plan is built around them instead of colliding with them
- The loading point — side road, service entrance or basement, and the basement height if that is the route
- Lift door measurements — if you have a wardrobe, a corner sofa or a large mattress, that measurement decides whether it travels whole or in pieces
- Access at the other end — the same list again for where you are going, because a tower-to-tower move has two of everything
- Parking for the day — where the truck stands and for how long it is allowed to
We work through this list with you at the survey. You do not have to chase all of it yourself, but the building-side approvals usually have to come from the resident, so knowing early is what keeps the date.
Office, shop and showroom moves
Al Majaz has commercial space at street level and offices inside the towers, and a commercial move has a constraint a home move does not: the business is losing time while it happens.
So these are usually scheduled outside trading hours, which in a tower also means working inside whatever hours the building allows. Those two windows do not always overlap, and finding the one that works is part of the planning. IT equipment, server racks, filing and showroom stock each get handled differently from household furniture.
Moving between Al Majaz and Dubai
The Al Majaz to Dubai run is one of the most common we handle from this part of Sharjah, in both directions. Al Majaz is close to the Dubai side of the emirate, and the crossing itself is rarely the problem.
The problem is stacking two sets of constraints: a service lift window at the Al Majaz end and often a second one at the Dubai end, with peak-hour traffic in between. Where both buildings restrict hours, the sensible plan is to load early and cross before the morning peak rather than hope the afternoon is clear.

None of them is harder as an area. The building decides it. Al Majaz 2 has the most rental turnover, so service lifts there tend to be in heavier demand, which is a reason to book earlier rather than a reason to expect a harder move.
