Villa Movers in Sharjah
Staircases, store rooms, gardens and fixtures. Our own crew packs, dismantles, moves and puts your villa back together — booked from our yard in Abu Shagara.
Get a free quoteA villa move is not a bigger apartment move. It is a different job. There is a staircase instead of a lift, a store room nobody has opened in two years, a garden with pots too heavy to lift by hand, split AC units on the walls, and a volume of furniture that does not fit in one truck. The distance is rarely the hard part. The access and the volume are.
We run Alsatee Movers out of Abu Shagara, in Sharjah, and have done since January 2020. That matters on a villa job more than it does on a studio: when the stairwell turns out to be too tight for the wardrobe, or the new villa is not ready until the afternoon, the yard is twenty minutes away and the crew is ours, not a subcontractor’s.
Ten trucks and our own crew means a villa goes in one coordinated run instead of three shuttle trips with a different team each time. We run more than fifty residential moves a month out of that yard, and villas are the jobs where having our own people shows.
What makes a villa move different from an apartment move
Six things change, and every one of them affects how long the day takes.
- Stairs instead of a lift. Everything that comes down from an upper floor is carried, turned on a landing, and protected on the way past the banister.
- More rooms than anyone counts. Bedrooms, majlis, store rooms, a maid’s room, sometimes a driver’s room. The store room is where villa moves overrun.
- Outdoor space. Garden furniture, planters, a BBQ, children’s play equipment. None of it is in the house, so none of it gets counted when people estimate their own move.
- Fixtures on the walls. Split AC units, curtain rails, wall-mounted televisions, chandeliers, mirrors.
- Volume. A four-bedroom villa fills more than one truck. Loading order stops mattering a little and starts mattering a lot.
- Two addresses with different access. The villa you leave and the villa you move into rarely have the same parking, the same gate, or the same staircase.
We survey the villa before the day and set the crew size and the number of trucks against what is actually in it, not against the number of bedrooms on the tenancy contract.
Villa sizes we move in Sharjah
Townhouses and 2–3 bedroom villas
Usually one day. The staircase does most of the work on these — a townhouse stairwell is narrow, and the master wardrobe almost always comes apart to get down it. We dismantle on the way out and rebuild at the other end.
4–5 bedroom villas
More than one truck, and packing the day before rather than on the morning. The kitchen and the store room take longer than people expect. If there is a garden, we load it last and unload it first, because garden items are the ones that end up in the way.
6+ bedroom and compound villas
Planned over two days — packing on the first, moving on the second — with the crew split so one team loads while another dismantles. For villas with a majlis, a formal dining set or a gym room, we tell you at the survey which pieces need crating rather than wrapping.
Partial villa moves
Not every villa move is the whole villa. Moving one bedroom, the majlis, or just the garden and store room is a normal booking. If it is only furniture you are moving, our furniture movers in Sharjah page covers that work, and for a business rather than a home see office movers in Sharjah.
Staircases, upper floors and tight turns
This is the part no villa quote mentions and every villa move runs into.
Wardrobes, bed bases, corner sofas and dining tables do not turn on a landing. We check the stairwell at the survey — the width, the turn, the height of the banister, whether the doors come off their hinges — and decide then whether a piece travels whole or in pieces. Deciding on the day costs hours.
- Banisters, newel posts and stair edges get wrapped before anything is carried.
- Doors come off and go back on where a frame is the tight point rather than the stairwell.
- Large pieces come apart upstairs and go back together upstairs, so nothing is carried down at a size that was never going to fit.
- Where a stairwell genuinely will not take a piece, we lift it over a balcony or through a window opening instead, with the crew and padding set up for it.
Floors are protected on the way out and on the way in. Villa floors are usually tile or marble, and a dragged sofa leg marks them permanently.
Furniture that comes apart, and furniture that gets crated
Villas hold the pieces that do not survive casual handling.
- Dismantled and rebuilt: wardrobes, bed frames and bases, dining tables, wall units, desks, bookcases, gym equipment and treadmills, and outdoor pergolas and gazebos where they are bolted rather than built in.
- Crated or hard-protected: marble and glass table tops, mirrors, chandeliers, glass cabinet doors, artwork, television screens.
- Specialist handling: pianos, safes, large aquariums, oversized planters.
Tell us at the survey if you have any of the specialist items — they change the crew and the equipment for the day, and we would rather plan for them than find them.
Hardware from every dismantled piece goes in a labelled bag taped to that piece, so the bed that came apart in the old villa goes back together in the new one instead of arriving as a stack of panels.
Air conditioners, curtains, televisions and light fittings
Villa tenants are usually expected to hand the property back with the walls as they found them, and the fixtures are the part that gets left to the last day.
We take down curtains and curtain rails, wall-mounted televisions and their brackets, mirrors, and chandeliers and light fittings, and we refit them at the new villa where you want them. Split AC units are electrical work: we coordinate the removal and refitting with a technician rather than pretending a moving crew should be doing it, and we sequence it so the units are off the wall before the furniture goes out, not after.
Tell us at the survey which fixtures are yours and which belong to the landlord. It is the single most common thing people are unsure about on handover day.
Gardens, terraces and outdoor furniture
The garden is the part of a villa move that gets forgotten until the truck is full.
Outdoor dining sets, loungers, parasols, BBQs and gas bottles, children’s swings and slides, plant pots, soil bags, hoses, garden tools and outdoor rugs all have to go somewhere. Planted pots are heavy, awkward and break easily, and they are the items most likely to arrive damaged if they are loaded with everything else.
We load garden items separately and last, so they come off first at the new villa and are not standing in the hallway while the furniture comes in. Gas bottles travel upright and secured. If a pot is too heavy to lift safely, we tell you at the survey rather than on the day.
Store rooms, maid’s rooms and the majlis
Three rooms decide whether a villa move finishes on time.
The store room is almost always fuller than the owner remembers — suitcases, spare mattresses, old appliances, boxes from the last move. Open it before the survey. It changes the truck count more often than any other room.
The maid’s room and driver’s room have their own furniture and their own small store of things, and they are routinely left off the list given to the movers.
The majlis holds the heaviest and most formal furniture in the villa: large sofa sets, carpets, console tables, sometimes a dining set used twice a year. Carpets get rolled and wrapped rather than folded.
If there are things you have decided not to take, deal with them before moving day. Sharjah’s municipal waste operator BEEAH Tandeef runs a bulky-waste collection service, “You Call, We Haul”, on 800 YCWH (9294), for furniture and white goods you are not moving.
SEWA clearance before you leave a Sharjah villa
Moving out of a Sharjah villa is not only a furniture job. The electricity and water account has to be closed and cleared with SEWA, and the clearance is part of getting your deposit back and handing the keys over.
The order matters. Final meter readings are taken at the property, so the clearance happens around the move rather than weeks before it, and a landlord or property manager usually wants to see it at handover. Villas carry larger accounts than apartments, so there is more at stake in getting it done on time.
We are not your utility agent and we do not file it for you. What we do is plan the move around it: book the move so the villa is empty and readable when the final reading is needed, and not leave you with a full house on the day you were supposed to hand the keys back. Ask us at the survey and we will sequence the two together.
If you are moving to Ajman rather than within Sharjah, the utility there is EtihadWE, not SEWA — our movers in Ajman page covers that.
Gated communities, access and parking
Sharjah’s newer villa stock sits inside managed communities, and the gate is a scheduling problem, not a formality.
Security at a managed community usually wants the truck registered and the crew named before the day, and some communities restrict the hours a moving truck is allowed in. Give us the community name and the unit number at the survey and we handle that in advance.
Two other access questions we ask at every villa survey:
- How close does the truck park? The distance from the tailgate to the front door sets the pace of the whole day. A long carry across a driveway is slower than a short one up a staircase.
- Is there a second access point? Many villas have a kitchen or garden door that is wider than the main entrance. On more than one job it is the route the large sofa takes.
Packing a villa
A villa has too many rooms to pack in a morning, so we pack the day before the move on anything from four bedrooms up.
- Room by room, with every box labelled by its destination room in the new villa, not by its source room.
- Kitchens get packed properly — glass, crockery and small appliances individually wrapped — because a kitchen is where breakages happen.
- Hanging clothes go in wardrobe boxes so they arrive on hangers rather than folded into a suitcase.
- Beds get stripped and bedding bagged last and unpacked first, so there is somewhere to sleep on the first night.
- Store room and garden get packed early, since nothing in them is needed before the move.
You pack what you want to pack. Most villa customers hand us the kitchen, the wardrobes and the store room and do their own personal things. Full details are on our packing services page.
When your handover and move-in dates do not line up
This happens on villa moves more than any other kind, because two tenancies rarely end and start on the same morning.
If you have to be out before the new villa is ready, your things go into storage for the gap and come out when you are ready, rather than sitting in a truck overnight or being double-handled into a relative’s garage. We collect, store and deliver as one booking so the furniture is handled once at each end. Our storage services page covers how that works.
Tell us at the survey if the dates are uncertain. It changes how we pack and label, because things going into storage get inventoried differently from things going straight into a new villa.
What changes the price of a villa move in Sharjah
We do not publish a villa price, and we do not put a calculator on this page, because two four-bedroom villas in Sharjah come out quite differently. What we do instead is tell you what moves the number, so you can read any quote you are given — ours or anyone else’s.
If you are comparing quotes and looking for the cheapest option, these are the things that actually change it:
- Volume, not bedrooms. The store room, the garden and the majlis move the number more than the bedroom count on the contract.
- Crew size and truck count. This is most of the cost of a villa move. A quote much lower than the others has usually assumed fewer men or one less truck.
- Stairs and carry distance. Upper floors and a long driveway carry add time.
- How much packing you want. Full packing, part packing, or boxes only.
- Dismantling and fixtures. Wardrobes, gym equipment, AC units and curtain rails are labour.
- Distance and destination. Within Sharjah, to Dubai, or to another emirate.
- Storage between dates, if you need it.
- When you move. Mid-month and mid-week is quieter than month-end, and a quieter day is easier to get a full crew and a better slot on.
If you are looking for the best movers in Sharjah rather than the cheapest quote, the test is whether the company surveyed your villa before pricing it. A price given over the phone without seeing the store room is a guess, and guesses get corrected on moving day. We go and look first, and the survey is free.
If you want the longer version of how to compare movers, we wrote it out on how to choose movers in Sharjah.
How a villa move runs, start to finish
- Survey. We come to the villa, walk every room including the store room and the garden, measure the stairwell, and look at where the truck parks. You get the plan and the price from that visit.
- Plan. Crew size, truck count, whether it is one day or two, what comes apart, what gets crated, what needs a technician, and the order the villa empties in.
- Packing day. For larger villas, the day before. Room by room, labelled by destination.
- Moving day. Floors and banisters protected first. Dismantling, loading in planned order, transport, then unloading into the rooms you point at.
- Rebuild and set up. Beds, wardrobes and tables go back together. Fixtures refitted. Boxes left in the right rooms rather than stacked in the hall. Packing material taken away with us.
Villa areas we cover in Sharjah
We move villas and townhouses across the emirate. Sharjah’s main villa and townhouse communities include Al Zahia in Muwaileh Commercial, Aljada near Muwaileh at the E88 and E311 intersection, Tilal City towards Al Tai and Al Noaf, Al Rahmaniya in central Sharjah, Al Badie along Al Dhaid Road with Barashi and Hoshi, and Al Tai at the Sharjah–Kalba Road and Emirates Road junction.
Villas in the older districts are a different job again — tighter streets, narrower stairwells, and parking that has to be worked out rather than assumed. We cover Muwaileh, Al Nahda, Abu Shagara, Al Majaz, Al Khan and Al Qasimia with their own pages, and the rest of the emirate from the same yard.
Whichever community you are in, give us the exact address at the survey. In Sharjah the difference of one street changes the access, and in the gated communities it changes who we have to call first.
Moving a villa out of Sharjah
Most of our villa work stays inside Sharjah. The rest goes over a border.
Sharjah to Dubai is the most common, and traffic decides the day rather than distance. We load early and cross before the afternoon build-up, because a villa load that misses the window loses an hour each way and the crew is still carrying at the other end. See villa movers in Dubai and movers in Dubai.
Sharjah to Ajman is a short run with a different utility to close — EtihadWE rather than SEWA. See movers in Ajman.
Sharjah to Abu Dhabi is a long-haul day, planned as a single run with the crew travelling with the load. See movers in Abu Dhabi.
For anything else in the emirate, our movers in Sharjah page is the main page.
Frequently asked questions
How long does a villa move in Sharjah take?
A townhouse or a 2–3 bedroom villa is normally one day. Four and five bedroom villas are packed the day before and moved the next. Six bedrooms and up are planned over two days. The survey sets it, and the store room is usually what changes the answer.
What happens if a wardrobe will not fit down the staircase?
We take it apart upstairs and reassemble it upstairs at the new villa. Where a piece does not come apart and the stairwell will not take it, we bring it out over a balcony or through a window opening with the crew set up for it. We work this out at the survey, not on the day.
Do you dismantle and reassemble villa furniture?
Yes. Wardrobes, beds, dining tables, wall units, desks and gym equipment come apart before they are wrapped and go back together at the new villa. Hardware is bagged and taped to the piece it came from.
Do you take down air conditioners, curtains and wall-mounted TVs?
We remove and refit curtains, curtain rails, wall-mounted televisions, mirrors and light fittings. Split AC units are electrical work, so we coordinate a technician for them and sequence it before the furniture goes out.
Do I need SEWA clearance before I move out of my Sharjah villa?
The electricity and water account has to be closed and cleared with SEWA, and your landlord or property manager will usually want to see it at handover. We do not file it for you, but we plan the move around the final meter reading so you are not holding keys you cannot hand back.
Can you move garden furniture, plant pots and a BBQ?
Yes. Outdoor furniture, planters, BBQs, gas bottles and play equipment are a normal part of a villa move. We load them separately and last so they unload first. If a planted pot is too heavy to move safely, we say so at the survey.
How many trucks does a villa move need?
That comes from the volume, not the bedroom count. A townhouse often fits one truck; four bedrooms and up usually do not. We set the number at the survey. Ten trucks and our own crew means a villa goes in one planned run rather than repeated trips.
What if my new villa is not ready on the same day?
Your things go into storage for the gap and come out when you are ready, booked as one job so the furniture is handled once at each end rather than double-handled into a garage.
Is my furniture covered if something is damaged?
Ask us before you book and we will tell you exactly what cover applies to your move and what it does not. Tell us at the survey which items are high value — marble, glass, artwork, a piano — because those are the ones worth going through in detail. Any mover who will not give you that answer in plain terms before you book is worth a second look.
Do you move villas at the weekend or in the evening?
Yes. Weekend and evening slots are the busiest, so book earlier for them. For a two-day villa move we normally pack on one day and move on the next, which usually means one working day and one weekend day.
Do you move villas from Sharjah to Dubai?
Regularly — it is our most common inter-emirate villa route. We load early to cross before the afternoon traffic, because a villa load that misses that window costs an hour in each direction.
How much does a villa move in Sharjah cost?
There is no single price that fits every villa. It comes from the volume, the crew and truck count, stairs and carry distance, how much packing you want, and whether you need storage. We survey the villa free of charge and give you the number from what is actually in it.
